What is an Energy Performance Certificate?
An Energy Performance Certificate (EPCs) gives owners and occupiers of buildings better information about the carbon dioxide emissions from their buildings. An EPCs will include an Energy Efficiency Rating, an Environmental Impact Rating and will also offer guidance on how to make the property more energy efficient.
When is an EPCs required?
This is required when a property goes on the market. It will form part of the Home Report. All homes must be sold with an EPCs after 4 January 2009 even if they were on the market prior to 1 December 2008.
How long is an EPCs valid for?
An EPCs is valid for10 years. However if there are significant modifications to the property, a new EPCs will be required. If you are unsure whether your building requires a new EPCs, contact DWA now.
Do all buildings require EPCs?
In simple terms the answer is yes.There are a few exemptions including churches, very small detached buildings, and agricultural buildings.
